How To Purchase a David Cutler Group Home
REALTOR COOPERATION POLICY
The David Cutler Group welcomes Buyer Broker and Sub-Agency Broker cooperation. To be recognized, your Realtor must accompany you on your first visit to the Sales Center. A copy of the David Cutler Group Broker Cooperation Policy is available upon request.
DEPOSIT POLICY
A $l,000.00 refundable deposit reserves a lot for a maximum period of 10 days. The purpose of the deposit period is to allow you time to review all of the documents in the deposit package prior to signing the agreement of sale. Only one deposit is permitted in any of the David Cutler Group communities. This is a one time only deposit period. In the event you previously left a deposit and did not sign an agreement of sale, you would then go directly to signing the Agreement of Sale. No further deposit periods are permitted.
DEPOSIT POLICY FOR QUICK DELIVERY SPEC HOMES - A $l,000.00 refundable deposit reserves a lot for one day. You will be given a deposit package to review all of the documents prior to signing the agreement of sale. Ask the Sales Coordinator for information on how to purchase a David Cutler Group quick delivery spec home.
When an agreement of sale is signed both buyer and seller the $1,000.00 deposit is non-refundable.
AGREEMENT OF SALE
At signing of the agreement of sale, additional monies are due. The amount of monies due varies per community, please check with your Sales Coordinator for details.
COLORS & OPTIONS
Two weeks after signing the Agreement of Sale, options and colors are to be finalized. Please review the option booklet thoroughly so that your final selections are made. There is a late fee for any additions or changes that are made after the final selections.
ALL FLOORING & CARPET
Make an appointment with Roy Lomas Carpet Contractors and visit their showroom. A map to their location listing their hours and phone number will be in your deposit package. All flooring selections must be finalized within two weeks after signing the agreement of sale. Once you have selected your flooring, you are responsible to pay Roy Lomas directly for any upgrades.
MORTGAGE.
Within 30 days after signing the Agreement of Sale, you must make application for a mortgage. Ask your Sales Coordinator about the David Cutler Group Mortgage Division. Please check with the Sales Coordinator before locking into a rate, since the settlement date on the Agreement of Sale is a projected date.
SCHEDULING OF SETTLEMENT
Approximately 3-4 weeks after framing has begun, a firm settlement date will be scheduled. You will receive ample notice both verbally and written. If your present home is on the market and has not sold, please contact the Sales Coordinator immediately.
PRE-INSPECTION OF THE PREMISES
You will have a pre-inspection of the premises one and one half hours prior to settlement. You will be able to write down any items that are not satisfactory. The items on this list will be corrected in 30-45 days after settlement.
90 DAY PUNCH LIST
After settlement, keep a list on the door of your refrigerator any items that need to be corrected. Ninety days after settlement send this list to the David Cutler Group main office via certified mail. A representative from the David Cutler Group will contact you regarding this final list.
